Authorize the Interim Administrator to release the Request for Qualifications to solicit real estate services needed to lease space in the Rucker Building (SR 19-077; S. Frederick, H. Thomas)

Background

In December 2018, the Board of Health authorized staff to cancel the client agreement with Kidder Mathews and remove the Rucker Building from the market. The Board had also indicated a preference to remain in the Rucker Building, and to begin looking at options for leasing out vacant space.

 

The IRS will be reducing their footprint later this year once tenant improvements are completed, and the lease with Everett Public Schools for their ECEAP program on the first floor ends June 30, 2019. There are also other pockets of unused space throughout the building that staff would like to work with real estate professionals to develop a leasing strategy on.

 

At the Rucker Building task force meeting earlier this month, staff were directed to prepare an RFQ to begin the process needed to select real estate services. The draft RFQ is included as Exhibit A.

 
Board Authority

Consistent with the Charter of the Snohomish Health District (1959; 1997) and Resolution 11-36 (12/13/11) and SHD’s “Division of Responsibilities,” the Board of Health approves expenditures associated with building purchase, construction, renovation, and leasing.

 
Recommended Motion

MOVE TO authorize the Interim Administrator to release the Request for Qualifications to solicit real estate services needed to lease space in the Rucker Building.
